The Black Bear Beach Lodge

You will have private access to the entire home during your stay. Please note that guest access is not permitted in the garage. This space is locked and marked as “No Guest Access”.

Please remember that you are staying at a house, not a hotel. Please treat the space with respect and if any problems arise, we will do our best to take care of the problem as soon as possible. Note that there is no one living on site.

Self check-in is via a personalized door code sent to your smart lock 2 days prior to arrival. You will have private access to the entire home for the duration of your stay.

Pets are not permitted at this property.

• You must be 25 or older to rent this property (children with parents are allowed). We welcome 16 people max, 5 vehicles max. Violation of these rules may result in being asked to leave the property with no refund. Please park only in the driveway, do not park on the grass or gravel areas to protect our septic lines.
• Important We are committed to protecting our property, our guests, and keeping up to-date with short-term rental regulations, which is why you will be asked to complete our independent ID verification process through Truvi.
• Please, verify your details after you book to complete your reservation. You will be contacted via email and/or text to complete the verification.
• You will need to sign our rental agreement confirming that you accept and will follow our house rules and provide the names and ages of all guests staying at the property.
• Check in is 4 pm, Check out is 10 am. There is no late check out or early check in. If a guest does not vacate by 10 am on the day of their scheduled day of departure, the fee for failing to vacate is $100 for the first half hour and $200 for each subsequent half hour that the guest fails to vacate the property.
• All of the amenities are used at guest's own risk, this includes the bunk beds, fireplace, outdoor fire-pit, pool/hot tub, swing set, and all other areas.
• No smoking or vaping of any substance inside the house, on the deck, beach, or in the pool/hot tub area. You may smoke at the end of the driveway, but refrain from smoking if the doors or windows to the house are open or on the lower patio area/dock. Please clean up any butts and do not leave them behind. If there is smoking or vaping inside the house, immediate cancellation without refund will occur and a fine starting at $400 will be charged.
• No confetti/glitter at the property and no use of command hooks, nails, or other adhesives to put up decorations as they can damage the walls.
• Quiet Hours are from 9 p.m. to 9 a.m. No parties or events are permitted. No photo or video shoots are permitted without prior written approval from host.
• The grill is for your enjoyment, please clean the grill, empty the grease trap, and shut the propane off so other people can get their grill on too.
• There are absolutely no fires inside or out of the house, with the exception of the gas fireplaces (main living room and primary bedroom) and designated outdoor fire pit. The fireplace in the small cottage living room is decorative only. Unauthorized fires (including candles) will be charged at $200 plus damages. Additionally, do not place anything inside the indoor fireplace (to include sticks, food, etc.), if anything is found to be in the fireplace or on the gas logs, a $300 fee will be charged.
• All trash should be bagged before placing in the interior or exterior trash cans. This includes cans, bottles, pet waste, etc.
• There are 3 exterior security cameras. The 1st camera faces the front door & entry to the home. The 2nd camera faces the driveway & front yard. The 3rd camera is on the back of the house facing the back deck and dock area. They are motion activated & record for a set duration after sensing movement.
• Note the spaces marked NO GUEST ACCESS (both garage doors). Entering these spaces will result in a $500 fine being assessed.
• Pets are not permitted at the property. Any unauthorized pets brought to the home will be charged a $500 fee+damages.
• Guests are encouraged to have their own traveler insurance for the duration of the stay.

Hot Tub & Pool

1. You agree to ensure that no children are left attended and no running or diving into the pool. There is no lifeguard on duty.
2. Ensure that you replace the pool cover when not in use and engage the child lock on the pool access door when adults are not present to monitor the safety of children.
3. We don't soak in your toilet - so please don't pee in our pool/hot tub! Do not pour any other liquids into the tub. Also, Nothin' Naughty please! If the pool/hot tub needs to be drained because the rules were broken, a $500 charge will be assessed.
4. No food in the pool/hot tub area. Beverages should be in plastic cups (no glass or ceramicware please) & don't dump drinks into the pool/hot tub.
5. For bodies and bathing suits, please be mindful to rinse off in the shower when switching from swimming in the lake to swimming in the pool and to remove all lotions, deodorants, perfumes & body oil (gross, I know - you won't want to find out the hard way – no one loves dirty water)
6. Do not bring pool toys out to the lake and back to the pool as they encourage algae growth from lake in the pool. Thank you for helping us keep the pool in crystal clear condition!
7. Please no spray tans - this body of water can't handle it but the lake can!
8. No small items, such as Jello shot cups or small toys in the pool room as they can get caught in the pool filtration system and can prevent the pool from functioning properly.
9. Do not adjust the pool thermostat or dehumidifier settings as they are set to optimal levels for comfort and property pool function.
