The Poconos Playhouse

Please remember that you are staying at a house, not a hotel. Please treat the space with respect and if any problems arise, we will do our best to take care of the problem as soon as possible. Note that there is no one living on site.

Self check-in is via a personalized door code sent to your smart lock 2 days prior to arrival. You will have private access to the entire home for the duration of your stay.

Guests bringing dogs must provide proof of current vaccinations prior to the stay. Dogs must be fully housebroken and crated when no guests are present. Pet fees apply per dog per stay and are non-refundable.

• You must be 25 or older to rent this property (children with parents are allowed). ID will be requested for all guests at time of booking and you will need to sign our rental agreement confirming that you accept and will follow our house rules.
• Guests are REQUIRED to register online with Winona Lakes no less than 2 days from your arrival date. A registration form will be sent to you that must be filled out immediately. There is no fee for registration.
• We welcome 12 people max. Violation of these rules may result in being asked to leave the property with no refund. Please only park in the driveway, do not park in street or on the grass.
• Check in is 4 pm, Check out is 10 am. There is no late check out or early check in. If a guest does not vacate by 10 am on the day of their scheduled day of departure, the fee for failing to vacate is $100 for the first half hour and $150 for each subsequent half hour that the guest fails to vacate the property.
• No shoes in the house please. Who wants to wear shoes on vacation?
• No smoking or vaping of any substance inside the house, on the deck, or in the pool or hot tub area. You may smoke at the end of driveway, but refrain from smoking if the doors or windows to the house are open and clean up your butts. If there is smoking or vaping inside the house, immediate cancellation without refund will occur and a fine starting at $350 will be charged.
• Quiet Hours are from 9 p.m. to 9 a.m. No parties or events are permitted. No photo or video shoots are permitted without prior written approval from host.
• All of the amenities are used at guest's own risk, this includes the fireplace, outdoor fire-pit, pool, hot tub, putt, and all other areas)
• The grill is for your enjoyment, please be sure to clean the grill and shut the propane off so other people can get their grill on.
• There are absolutely no fires inside or out of the house, with the exception of the gas fireplace and designated fire pit. Unauthorized fires (including candles) will be charged at $100 plus damages. Additionally, do not place anything inside the indoor fireplace (to include sticks, food, etc.), if anything is found to be in the fireplace or on the gas logs, a $300 fee will be charged.
• When drought, weather, or other conditions present an unusual fire risk, a burn ban may be imposed by the community without prior notice.
• All trash should be bagged before placing in the interior or exterior trash cans. This includes cans, bottles, pet waste, etc. Any trash outside should be placed into one of the 3 cans in the shed. Make sure the shed door is closed to keep animals from getting into the trash.
• There are 3 exterior security cameras that monitor the front door, driveway, and rear deck (pool area) of the home for the safety of our guests & property. Note that the spaces marked NO GUEST ACCESS have interior security monitoring & should not be accessed by guests or a $500 fee will be assessed.
• Note that there are 7 INACTIVE cameras around the exterior of the property, on the house and in the trees.
• Note the spaces marked NO GUEST ACCESS (1 locked storage closet (upstairs) in the primary suite and garage. Entering these spaces will result in a $500 fee being assessed.
• Guests are encouraged to have their own traveler insurance for the duration of the stay.

Hot Tub & Pool

1. Children shall never be left unattended and no pets in the pool. There is no lifeguard on duty.
2. No more than 6 people in the hot tub at once and please no splashing to maintain the appropriate water levels. Please pay attention to the "fill line" on the hot tub. To operate properly, the water must stay above the "fill line" and just send us a message if the water level gets low.
3. Before entering the pool or hot tub, please shower first to remove all lotions, deodorants, perfumes & body oil (gross, I know but you won't want to find out the hard way...No one loves that dirty water).
4. No spray tans permitted.
5. Ensure to replace and secure the hot tub cover and turn off all jets, fountains, and lights after each use.
6. We don't soak in your toilet - so please don't pee in our pool or hot tub! Do not pour any other liquids, including water. Also Nothin' Naughty please! If the hot tub needs to be drained because the rules were broken, a $250 charge will be assessed.
7. Drinks encouraged (in plastic cups provided no glass please) and star gazing required!

Furry Friends

1. 2 dogs max with $150 pet fee/pet/per stay, no other animals permitted.
2. Dogs must be housebroken and current vaccination records must be provided prior to your stay.
3. No pets on furniture or in the pool please. We LOVE pets, but we don't love their fur 😃 and their nails can rip the pool liner.
4. Please pick-up your pet's waste on the property…even in the snow. Please make sure your parents put your doo-doo into a bag and tie off the bag - no lose poop in the trash bin outside please. The trash is removed by hand 😬
5. Make sure your parents wipe your paws after you're done frolicking outside.
