ABOUT THE SPACE The Riverside Retreat sits on direct waterfront access to Betty’s Pond, which connects to the Potomac River — giving you kayak, paddle board, and fishing access right from the property. You can launch kayaks and paddle boards from the backyard, plus there are 3 community beaches within walking distance.
The house is a modern 3-bedroom, 2-bath home designed for groups that want both indoor and outdoor living.
SLEEPING & SPACES
- Primary Suite: King bed, ensuite bathroom, water views, walk-in closet. The room where you’ll actually sleep in on vacation.
- Bedroom 2: King bed, Smart TV, closet — great for a second couple or family members who want their own space.
- Bedroom 3: Queen bed + twin loft bed + children’s reading nook. Kids love the loft. The reading nook is a genuinely charming detail.
- Living Room: Large sectional sofa, sound bar, Smart TV, gas fireplace (1-touch). Hard floors throughout.
- Kitchen: Full-size stainless appliances, coffee bar with Keurig and drip coffee maker, cookware and bakeware, small appliances. Everything you need to cook your meals.

There are 2 locked storage closets in the hallway that are marked “No Guest Access.”
OTHER THINGS TO NOTE
- 4 steps to front door, 1 step inside, 4 steps from deck to patio. We are in a wooded area, so the ground may be uneven, so use caution when walking around outdoors— not wheelchair accessible.
- No smoking inside or around the home. Turn off gas fireplace when leaving.
- All bed linens and towels are provided. A starter kit included: paper towels, toilet paper, hand soap, dish soap, laundry detergent, travel toiletries. Bring extras for longer stays.
- The house is located in a natural & wooded area, so you may see & hear bugs, furry critters of all sizes (including but not limited to deer, squirrels, and rodents), & reptiles. Our property has regularly scheduled pest control, however, we cannot guarantee that any such critters will not be visible in & around the property. Please try to keep the doors closed, do not leave food outside to prevent entry of unwanted critters. Do not feed any wildlife as they are wild animals. No refunds will be provided if a local critter visits the property.
- Lawn maintenance bi-weekly — they do their best not to disturb guests.
- Smart TVs support Netflix/Hulu/Amazon/Disney+ — bring your passwords.
- No on-site maintenance during your stay. We handle everything post-departure.
- There are no refunds for weather/natural disasters/power outages/other things that are beyond our control (including availability of community amenities).
- Children are welcome at the house, however, the house may not be suitable for young children because of the indoor fireplace, loft twin bed, and access to water. Parents should use their own discretion when booking and ensure that all guests, children, and pets are monitored at all times while on premises and that all activities are suitable for the children (including books in the reading nook and arcade games).
- The closest gas station is 3 miles (approximately 5 min.), closest grocery store (Food Lion) is 11 miles (approximately 16 min.). We are in between the town of Montross (approximately 18 min.) and Warsaw (approximately 25 min.) and each offers dining options. and closest restaurant approximately 13 miles (18 min.) away.

Important Information
Please remember that you are staying at a house, not a hotel & treat the space with respect. If any problems arise, we will do our best to take care of the problem as soon as possible. However, note that there is no one living on site.
Self check-in is via a personalized door code sent to your smart lock 2 days prior to arrival. You will have private access to the entire home for the duration of your stay.
Guests bringing dogs must provide proof of current vaccinations prior to the stay. Dogs must be fully housebroken and crated when no guests are present. Pet fees apply per dog per stay and are non-refundable.
House Rules
- You must be 25 or older to rent this property (children w/ parents are allowed). ID will be requested for all guests at time of booking & you will need to sign our rental agreement confirming that you accept & will follow our house rules.
- 7 people max, 4 vehicles max. Violation of these rules may result in being asked to leave the property with no refund. Please park only in the driveway, do not park on the grass or on the street as you may inadvertently block a neighbor's driveway.
- 2 dogs max (w/ paid pet fee). No other types of animals permitted. Dogs should be housebroken. Please ensure to pick-up your dog's waste on the property. Current vaccination records must be provided prior to your stay.
- Check in is 4 pm, Check out is 10 am. There is no late check out or early check in. If a guest does not vacate by 10 am on the day of their scheduled day of departure, the fee for failing to vacate is $50 for the first half hour and $100 for each subsequent half hour that the guest fails to vacate the property.
- No smoking or vaping is permitted inside the house. No smoking is permitted on the deck or front patio. You may smoke in the driveway area (when the garage door is closed) or the backyard. If there is smoking or vaping inside the house, a fine starting at $250 will be charged.
- No parties, events are permitted. No photo or video shoots are permitted without prior written approval from host.
- Kayaks/Paddleboard are available for guest use (at guest's own risk). Return kayaks, paddles, and life vests to their designated locations after use. Although Betty's Pond is usually an easy paddle, please check the weather prior to venturing into the Potomac River as conditions/tides can change quickly there.
- Outdoor fire-pit available (use at guest's own risk). Do not move firepit from the designated location.
- There are absolutely no fires inside or out of the cabin, with the exception of the gas fireplace and designated fire pit. The firepit cannot be moved from the firepit area. Unauthorized fires (including candles) will be charged at $100 + damages. Additionally, do not place anything inside the fireplace (to include sticks, food, etc.), if anything is found to be in the fireplace or on the gas logs, a $250 fee will be charged.
- Please ensure to return the amenity keys (community clubhouse). A $35 fee will be assessed for lost keys.
- All trash should be bagged before placing in the interior or exterior trash cans.
- There is a front exterior security camera at the property for the safety of guests and the property. Tampering with or disabling the camera is prohibited and will result in termination of your stay with no refund.
- Note that the spaces marked NO GUEST ACCESS (2 hallway closet) and crawl space are not to be accessed by guests or a $500 fee will be assessed.
- Guests are encouraged to have their own traveler insurance for the duration of the stay.
- Guests under the age of 16 must be supervised by an adult at any of the community amenities. The amenities are managed by a 3rd party & host is not responsible for changes in availability.
- Guest assumes all responsibility & liability for use of the house, water toys/equipment & any of the community facilities.
