- We welcome up to two dogs per stay with a non-refundable $100 fee per dog. For the comfort & safety of all, dogs must be housebroken and crated when alone. Guests will need to provide vaccination records for their pet. No other animals permitted.
GUEST ACCESS You will have private access to the entire home during your stay. Please note that guest access is not permitted to the 1 locked storage closet (upstairs) in the laundry room and 2 locked storage closets (downstairs) in the Movie Theater Room, and Detached Garage marked as “No Guest Access”.
Self Check in to the property is via a personalized door code to our smart lock which is provided 2 days prior to arrival.

OTHER THINGS TO NOTE Please remember that you are staying at a house, not a hotel. Please treat the space with respect and if any problems arise, we will do our best to take care of the problem as soon as you notify us and as soon as possible. Note that there is no one living on site.
Here are some additional important things to consider:
- There are 2 steps up to front door.
- Please always remember to turn the gas fireplace off when leaving the house or not in the room.
- All bed linens and towels are provided. Additionally, a Starter Kit is provided that includes some paper towels, toilet paper, hand soap, dish soap, laundry detergent, and travel size shampoo, conditioner, and body wash. You may run out of these items during your stay, so you may want to bring extra.
- We do not send maintenance to the property during your stay. Only after you depart. Please note that you may see our landscaping and/or pool staff at the home. Please allow them to complete their lawn/pool duties.
- The closest gas station is 1.2 miles (approximately 3 minutes), closest grocery store (Aldi) is 1.6 miles (approximately 4 minutes). We are very close to the Village if Penn Yan (approximately 5 minutes) that offers several dining options.
- We provide Smart TVs (Netflix/Hulu/Amazon Prime/Disney+), so just bring your own passwords.
- Feel free to use the firepit! We do not provide firewood but most gas stations will sell it. Please just make sure it’s out before going to bed.
- The house is located in a natural area, so you may see and hear bugs, furry critters of all sizes (including but not limited to deer, squirrels, and rodents). Our property has regularly scheduled pest control, however, we cannot guarantee that any such critters will not be visible in and around the property. Please try to keep the doors closed, do not leave food outside to prevent entry of unwanted critters. Also do not feed any wildlife as they are wild animals. No refunds will be provided if a local critter visits the property.
- Children are welcome at the house, however, the house may not be suitable for young children because of the indoor fireplace, bunk twin beds, and access to water (pool, etc). Parents should use their own discretion when booking and ensure that all guests, children, and pets are monitored at all times while on premises.
- There are no refunds for weather/natural disasters/power outages/other things that are beyond our control.

Important Information

Self check-in is via a personalized door code sent to your smart lock 2 days prior to arrival. You will have private access to the entire home for the duration of your stay.
Guests bringing dogs must provide proof of current vaccinations prior to the stay. Dogs must be fully housebroken and crated when no guests are present. Pet fees apply per dog per stay and are non-refundable.
House Rules
- You must be 25 or older to rent this property (children with parents are allowed). ID will be requested for all guests at time of booking and you will need to sign our rental agreement confirming that you accept and will follow our house rules.
- We welcome 12 people max. Violation of these rules may result in being asked to leave the property with no refund. Please only park in the driveway, do not park in street or on the grass
- Check in is 4 pm, Check out is 10 am. There is no late check out or early check in. If a guest does not vacate by 10 am on the day of their scheduled day of departure, the fee for failing to vacate is $100 for the first half hour and $150 for each subsequent half hour that the guest fails to vacate the property.
- No shoes in the house please. Who wants to wear shoes on vacation?
- No smoking or vaping of any substance inside the house, on the deck, in the pool or hot tub area, or front patio. You may smoke in the driveway area that past the tree line or the backyard area past the kid's swing set, but refrain from smoking if the doors or windows to the house are open. If there is smoking or vaping inside the house, immediate cancellation without refund will occur and a fine starting at $350 will be charged.
- Quiet Hours are from 9 p.m. to 9 a.m. No parties or events are permitted. No photo or video shoots are permitted without prior written approval from host.
- All of the amenities are used at guest's own risk, this includes the fireplace, outdoor fire-pit, pool, hot tub, kid's swing set, putt putt golf, and all other areas)
- The grill is for your enjoyment, please be sure to clean the grill and shut the propane off so other people can get their grill on.
- There are absolutely no fires inside or out of the cabin, with the exception of the gas fireplace and designated fire pit. The firepit cannot be moved from the firepit area. Unauthorized fires (including candles) will be charged at $100 plus damages. Additionally, do not place anything inside the indoor fireplace (to include sticks, food, etc.), if anything is found to be in the fireplace or on the gas logs, a $300 fee will be charged.
- All trash should be bagged before placing in the interior or exterior trash cans. This includes pet waste, etc.
- There is a driveway exterior security camera and rear deck security camera for the safety of guests and the property. Tampering with or disabling the camera is prohibited and will result in termination of your stay with no refund.
- Note the spaces marked NO GUEST ACCESS (1 locked storage closet (upstairs) in the laundry room and 2 locked storage closets (downstairs) in the Movie Theater Room, and detached garage). Entering these spaces will result in a $500 fee being assessed.
- Guests are encouraged to have their own traveler insurance for the duration of the stay.
Hot Tub & Pool
- Children shall never be left unattended. There is no lifeguard on duty.
- Before entering the pool or hot tub, please shower first to remove all lotions, deodorants, perfumes & body oil, or lake water. No one loves dirty water.
- Please no spray tans in the hot tub - this body of water can't handle it, but the lake can!
- We don't soak in your toilet - so please don't pee in ours. Do not pour any other liquids into the pool or hot tub, including water.
- Drinks encouraged (we provide plastic cups, no glass or ceramicware please) and star gazing required!
- Please no more than 5 people in the hot tub at a time and no splashing to help maintain water levels. Also, Nothin' Naughty please! If the hot tub needs to be drained because rules were broken, a $250 charge will be assessed.
- Please make sure the hot tub lights are off, water fountain is off and cover is properly secured after use.
Furry Friends
- 2 dogs max (with $100 pet fee/pet/per stay), no other animals permitted.
- Dogs must be housebroken and current vaccination records must be provided prior to your stay.
- No pets on furniture or pool please. We LOVE pets, but we don't love their fur 😃 and their nails can rip the pool liner.
- Please pick-up your pet's waste on the property…even in the snow. Please make sure your parents put your doo-doo into a bag and tie off the bag - no lose poop in the trash bin outside please. The trash is removed by hand 😬
- Make sure your parents wipe your paws after you're done frolicking outside.
